1.1 Rate Currency & Prices
All rates are quoted in Euro (EUR) and are inclusive of VAT, quoted per apartment per night for the indicated maximum occupancy. Rates are
not charged per person.
Accommodation is offered on a self-catering basis only. Breakfast, light meals, beverages and refreshments are available from our snack bar at an additional cost, according to the items ordered.
The accommodation rate includes:
An electronic access card system is used to activate electricity. The card must be removed when leaving the apartment. If a card is left in the slot while the apartment is vacant, housekeeping staff are authorised to remove it in order to proceed with scheduled cleaning.
1.2 Government Stay Tax (Climate Crisis Resilience Fee – Greece)
In accordance with Greek law, a mandatory Climate Crisis Resilience Fee is payable per apartment per night.
1.3 Extra Sofa Couch Beds
Where apartment layout allows, an additional child may be accommodated on a sofa couch in the living area at an extra charge of EUR 15.00 per person per night.
1.4 Minimum Stay Policy
A minimum stay of 3 consecutive nights applies. The total accommodation cost
is payable according to the payment terms outlined below.
1.5 Changeover Days
There are no fixed changeover days. Arrivals and departures are accepted on any
day of the week.
1.6 Apartment Requests
While every effort will be made to allocate the apartment type requested, management reserves the right to allocate an alternative apartment of the same category should operational circumstances require it.
1.7 Reservations & Payment Schedule
1.8 Early Reservations
Reservations made up to 12 months in advance, before new seasonal rates are released, require a 30% holding deposit based on current rates, payable within 7 days of confirmation.
Once new rates are published, the rate difference will be payable 28 days prior to check-in. Standard and group cancellation policies apply at all times.
1.9 Late Reservations
For bookings made 28 days or less prior to arrival, full payment is required immediately upon confirmation.
2.1 Standard Cancellation
EU consumer “cooling-off” rights do not apply to accommodation booked for specific dates (Directive 2011/83/EU).
2.2 Standard Postponement
Applicable to bookings of 3 or more apartments.
3.1 Group Cancellation
Where only part of a group booking is cancelled, paid amounts may be transferred as credit to remaining apartments.
3.2 Group Postponement
Group postponements are accepted up to 27 days prior to arrival, subject to availability, and may be carried over to the following calendar year. A 10% service fee applies for postponements made 26 days or less prior to arrival.
Late arrival, no-shows, or early departure will result in the full accommodation charge remaining non-refundable for unused nights.
Payments may be made online during booking, by credit card, or by EFT / bank transfer.
Bank charges are for the guest’s account. A valid credit card may be required for payment authorisation.

Minimum check-in age is 18 years.
Early arrivals may use resort facilities until the apartment is ready. Late arrivals must notify management in advance.
Keys may be returned to reception or left inside the apartment. All outstanding charges must be settled before departure.
Late departures may continue using resort facilities at no extra charge. Shower/change facilities are available on request at an additional fee.
Reception, pool, and snack bar hours remain as published and may vary seasonally.
Taxi transfers can be arranged on request but are operated independently. Payment is made directly to the driver.
Pets are not permitted.
Guests are responsible for any damage caused. Personal belongings remain the responsibility of the guest.
Excessive noise or disruptive behaviour may result in termination of the stay. In such cases, unused nights will be refunded.
Pool use is at guests’ own risk. Children under 13 must be supervised. No swimming after 19:00.
Parking is subject to availability. Public parking is available nearby.
16.1 Guest-Only Facilities: All facilities and amenities are reserved exclusively for registered guests.
16.2 12-Hour Reception: Our reception team is available daily to assist you throughout the day.
16.3 Complimentary Wi-Fi: High-speed internet access is available in all guest rooms and throughout the common areas.
16.4 Daily Cleaning of Common Areas: Shared spaces are cleaned and maintained every day for your comfort.
16.5 Daily Housekeeping: Guest rooms are cleaned daily to ensure a fresh and comfortable stay.
16.6 Bed Linen Service: Bed linen is changed three times per week.
16.7 Towel Service: Bath towels are replaced five times per week.
16.8 Linen & Towel Changes on Request: Additional changes are available upon request. Pool towels are available for pool use only. Beach towels are not provided.
16.9 Housekeeping on Request: Extra cleaning services can be arranged upon request.
16.10 Luggage Assistance: Baggage transfer service is available for your convenience.
Baby cots, feeding chairs and child car seats are available on request at no extra charge.
The property is not suitable for guests with mobility impairments.
Smoking is prohibited inside apartments.
Due to limited island water resources, guests are requested to use water responsibly.
